Vacation rentals

The vacation units available for tourism are homes or apartments furnished and featuring independent bathrooms and kitchen, rented out to tourists in one or more seasons, for a period not exceeding six months within the year, but with no hotel service. To this end, they may be assigned to real estate agencies operating as agents  in the vacation rental sector.

Adriamar, thanks to the experience gained in the field, offers to all those who own apartments of any kind in the area, that are not used as their home and that have characteristics making them suitable for the purpose, the possibility of renting them as vacation rental properties.  

The following list shows, in particular, the procedures adopted by Adriamar for renting a property for vacation purposes:

 

Property acquisition

a) Visit to the property to assess the actual suitability for vacation rental purposes;
b) Assessment of possible works (whenever necessary) to make the property suitable for rental;
c) Assessment of the most likely seasonal prices for rental and signature of the assignment to the Agency by the owner;
d) Acceptance of property keys, under the custody of the Agency.   

 

Introduction of the properties into the vacation rental market

a) Preparation and loading of the property datasheet, with pictures, descriptions and characteristics in two languages ​​(Italian and English) on the website www.adriamar.net. The website is linked to other important national and international real estate portals in order to increase visibility;

b) Inclusion of the property in periodic advertising campaigns;

 

Acquisition and management of clientele

a) Management of booking from acquired customers;

b) Check-in and check-out of customers with constant monitoring of the conditions of the real estate property;

c) Full management of the contractual aspects and payments, such as down payments, security deposit balances, etc.;

d) Payment of rental fees to owners minus the Agency fees.

Quality: We personally inspect every house before accepting it. We rent homes from private owners, second homes or vacation homes. The houses are checked by us several times, before and after the rental. Contractually, only the owners are responsible of the house conditions and its operation. The proposed houses belong to different ranges of quality and prices according to type, finishes, fittings, location, and position. All of them are suitable for normal seasonal use. We visit the homes and make sure they meet our standards of quality for each segment.

What follows below is an introduction to the terms and conditions of our rentals to ensure maximum transparency, peace of mind and cooperation.

 

The properties offered by Adriamar

Our agency acts in the name and on behalf of property owners, as a mandate. For vacation home rentals, the Italian laws that govern the real estate sector apply and the Court of Pesaro has jurisdiction over any dispute.

We mostly rent homes of private owners, second homes or vacation homes. The houses are checked by us several times, before and after the rental. Contractually only the owners are responsible for the house conditions and their operation. Contractually, the tenant is responsible for the integrity of the home during the rental.

 

Limitation of liability: pictures, information, and beaches

The information and pictures shown on this website are checked and updated periodically; however, we cannot guarantee their complete accuracy. The information contained on this website is presented for information purposes only and it does not constitute a binding contract with Adriamar s.n.c.  

All information may be modified, amended or removed without notice. We assume no responsibility on the above information, which is disclosed by the owners. Pictures may be taken with wide-angle lenses that expand the field of view to allow a better representation of the environments or landscapes. In particular, the pictures of the sea or shores have illustrative purposes only and not for legally binding purposes; they are not altered by retouching, but they are taken whenever possible in good weather and bright conditions.

 

Duties of tenant-customer:

- Comply with Terms and Conditions Rules (check in and check out times are those set by the agency, payments ...);
- Take care of the house, tenant  has all legal obligations in respect to the house rented

 

We are not a tour operator or a travel agency

What you must expect from us and from the homes to be rented
- A serious and professional partner, even in the event of emergency;
- A house suitable for vacation purposes.

 

Adriamar is not responsible, by way of example but not limited to, in the following cases; incidental rental risks are borne by the tenant:

- In case of unavailability of the property due to third-parties (examples, but not limited to: war, natural disasters, fire, flood, collapse of the property booked, seizure). In this case, the Agent will replace the booked property with another of equal value. In the event that an alternative home with equal rental fee is not found among the houses represented by the real estate agency or was not available due to lack of availability, the Agent will cancel the contract and reimburse the amount paid by the tenant, but nothing else.
- Civil or criminal consequences of malfunctions or failures of structures, installations, furnishings, equipment of the houses; these consequences are always borne by the owner who remains the sole responsible party in such events;
- Failure to enjoy the sea and the natural environment surrounding the property: due to any natural or negligent event by way of example and not limited to: natural disasters, environmental accidents, pollution, seizure and interdiction by State Bodies, erosion of beach, changes in the seabed, limitations or dirt resulting from sea storm and anything else
- Burglary in the properties;  
- Cancellation of tickets and air or naval booking  
- Interruption, negligence or anomaly in public services or use of public or natural asset under the responsibility of third parties such as:  
- Waste collection;
- Roads and communications;
- Supply of electricity;
- Supply of drinking water;
- Sewerage systems;
-public regulations limiting or regulating the use of public or private assets (sea, bathing permissions, navigation, interdiction of free flames or barbecues and so on)
- Running services (swimming pools, tennis, games, entertainment ...).

 

What happens if something goes wrong during your stay?

In the houses where we manage the reception, please tell us immediately. We will notify the owner and we will call for a technician as quickly as possible. In homes where you are received directly by the owner or his/her representative please report it directly to him/her. However, keep in mind that the occurred fault is not and will never be our responsibility: we are a real estate agency and the houses are not ours but owned by private individuals. Since they are private homes and not hotels, it may be possible, as in any building, to find small faults or functional and aesthetic choices different from your tastes.

 

Who takes action and when?

We do not take action directly. By law, as a real estate agency, we are not entitled to carry out technical work. Therefore, we call local professionals or specialized service companies depending on the various technical areas to take action.

It will be our care and interest to solve the emergency as soon as possible, and thanks to our partners we are able to provide even in these cases a good service. If the air conditioning fails, we can only call the technician. Do not forget that these vacation homes are private homes, not hotels or farm stays.

 

If I already have the tenants and I do not wish to manage them, could you at Adriamar take care of everything ?

Yes, of course we can offer such services for a fee.

We can turn your property into a source of income even during the low season. We search for tenants also in the low season.
